			<content:encoded><![CDATA[<p><em>New Zealand Realtors Group registers improving sales comparing August 2010&#8212;&#8211;</em></p>
<p>Locations Realty is a member of NZ Realtors Network Ltd, the largest collective of leading, independent real estate agencies operating throughout New Zealand.</p>
<p>August 2011 sales of residential property reveal that the NZ Realtors Group collectively sold 1314 residential properties nationwide for a combined value of $569,298,038. These figures represent a small increase of 33 sales over July 2011, and a healthy 23.7% increase in sales over August 2010. As a percentage of national sales, the NZ Realtors group transacted 25% of New Zealand’s 5192 residential sales in August. The group also reported strong demand for farm and lifestyle sales, with 60 sales transacted throughout New Zealand.</p>
<p>On the local scene the Queenstown property market recorded a good lift in both the volume and value of residential dwellings in August. The clock’s running down for 2011 and realtors are busy securing new property listings to carry through spring and into summer. RWC 2011 has most certainly drawn supporters to Queenstown coinciding with teams training in the resort and game in Dunedin and Invercargill. This said any significant surge in sales to these international visitors is unlikely given they are from long-haul origin markets such as the UK and South America.</p>

			<content:encoded><![CDATA[<p>It appears that the second half of the 2011 year is a continuum of the first with the Queenstown area reporting 46 property sales for July. The usual spike of enquiry was somewhat defused with the New Zealand School holidays pushed back in July (Accommodate RWC 2011) and not overlapping as in past years with Australian school holiday-makers.</p>
<p>Nevertheless there was a positive lift in both sales volume and value July this year comparing 2010. Key take-outs include an increased median sell price of apartments as a consequence of three sales ranging $840,000 through $1.450m. The St Andrews Park residential subdivision recorded a solid 8-sales ranging $245,000 through $295,000. Sales at the plus $1.m threshold totalled six for the month.</p>

			<content:encoded><![CDATA[<p>Locations Realty is a member of NZ Realtors Network Ltd, the largest collective of leading, independent real estate agencies operating throughout New Zealand.</p>
<p>July 2011 sales of residential property reveal that the group collectively sold 1281 residential properties nationwide for a combined value of $603,721,785. This figure represents an increase over July 2010 of 20%. Sales volumes nationally (for all Real Estate companies) and also for the group are slightly down against June 2011 figures. Given July is traditionally the quietest month of the year for Real Estate the decline over June figures is to be expected.</p>
<p>Numerically, NZ Realtors Network sales figures represent around a quarter of the total residential sales recorded by real estate agents nationwide, and an even higher percentage based on dollar value, indicating the group’s strength in the middle and upper price bracket of house sales. The group also reported strong sales of rural and lifestyle properties.</p>

			<content:encoded><![CDATA[<p>The July 2011 NZ Property Report published by Realestate.co.nz provides an insight into the state of the New Zealand property market as measured by the supply side of the property market over the month of July.</p>
<p><strong>Excerpt&#8212;&#8212;</strong></p>
<p><em>This trend of falling property inventory off the back of rising sales and shortages of new listings began a couple of months ago in Auckland and then spread out through the major metropolitan areas into provincial NZ. The level of new listings coming onto the market in July fell again to 8,966. This represented a 15% year-on-year decline but a marginal 1% seasonally adjusted rise from June. On a 12 month moving basis the number of new listings in the past year totals 124,228 as compared 145,733 for the same period a year ago – a fall of 15%.</em></p>
<p><em>The national asking price expectation fell in July by 3.8% vs the recent 3 month average, this performance was mirrored across the regions with 14 regions showing a fall of which 4 reported asking price falls of more than 5%.</em></p>
<p><em>Countering this trend were 5 regions showing strength in asking price growth the most significant region being the Central Otago Lakes region including the key center of Queenstown, this saw a 7.4% rise in asking price to $581,666 – this is 10% up on a seasonally adjusted basis which when reviewed against the shortage of listings and low inventory would seem to highlight that the Queenstown property market is gathering pace again with recent 3 months sales volume up 26%.</em></p>

Other confirmed sales last month for the month include two sections and an existing home.</p>
<p>Positioned at different latitude on the lake shore at the foot of the Remarkables mountain range The Jack’s Point residential lifestyle development is making positive moves with 33-land and 4-home sales year-to-date 2011.</p>
<p>Seven sales north of one million dollars (5 homes/ 2-landholdings) combined with an excellent cross-section of sales by type and address aptly describes June sales (See below).</p>
<p><strong>New Zealand Realtors Group registers modest residential sales for June: </strong></p>
<p>Locations Realty is a member of the NZ Realtors Group of leading, independent real estate agencies operating throughout New Zealand. June 2011 sales of residential property reveal that the group collectively sold 1402 residential properties nationwide for a combined value of $638,210.877. These figures represent a modest increase in sales over May 2011, and a 27% increase in sales on May 2010 (based on values) and a 22% increase based on transaction numbers.</p>
<p>This level of sales is significant given June is traditionally one of the quieter months of the year for residential sales.<strong></strong></p>
<p>Numerically, these figures represent around a quarter of the total residential sales recorded by real estate agents nationwide, and an even higher percentage based on dollar value, indicating the group’s strength in the middle- and upper-price bracket of house sales.</p>

			<content:encoded><![CDATA[<p>The June 2011 NZ Property Report published by Realestate.co.nz provides an insight into the state of the New Zealand property market as measured by the supply side of the property market over the month of May. The key measures of the market analysed in the report are the number of new listings, the asking price expectation for those new listings and the level of inventory of unsold houses on the market at this time. The report is compiled from data captured by the website and represents close to 95% of all property movements in the NZ market as managed by licensed real estate agents.</p>
<p>What began last month as an early trend towards a sellers’ market has taken on a faster pace through June. Nationally whilst the inventory levels hover just above the long-term average of 41 weeks, key regions of the country are now firmly set in a sellers’ market. This situation has the potential to be exacerbated by the traditional reluctance of property owners to list their homes through the winter period. During the winter, sales per month tend to drop by around 5% as against a normal month, however new listings tend to fall more significantly by up to 15% as compared to a normal month.</p>
<p>Heading into the winter period with a growing number of regions seeing inventory levels below long term average could well result in elevated buyer demand with a potential to see property price appreciation. Those regions are Auckland, Queenstown, Bay of Plenty, Waikato and Otago.</p>

There is no change in the median sell price of units and a marginal drop (0.7%) in the median sell price of townhouses.</p>
